You own the manufactured home and lease the lot underneath it.
Q: What is included in the “around $1,200 / month” estimate?
That estimate is for a typical financed purchase of a new 3 bed / 2 bath home plus lot rent for qualified buyers. It does not include electric, gas, or optional services like internet. Actual payment depends on your credit, down payment, and lender terms, but we’ll walk you through it so there are no surprises.
Q: How much is the lot rent and what does it cover?
Current lot rent for new residents is $575 per month. That includes water, sewer, and trash service. It does not include electric or gas. There are no extra community fees on top of that, and the first month’s lot rent is paid up front when you move in.
Q: Is there an application fee to get started?
No. Filling out the short form and talking with Meagan is free. She’ll help you understand your options and schedule a showing. If you’re interested after viewing the home the credit and background check is $35. The third step is a lender application, which is also free.
Q: What kind of credit score do I need?
Most buyers who get approved for financing have “decent” credit, but it does not have to be perfect. Different lenders have different guidelines. The easiest way to find out where you stand is to fill out the form and have a quick call with Meagan so she can point you to the best option for your situation.
Q: How much do I need for a down payment?
Down payment depends on the lender and your credit profile. Many buyers are approved for a down payment 5% of sale price.
Q: What if I’ve had issues like an eviction or a felony in the past?
Our community screening includes a review of rental and criminal history. As a general guideline, we do not accept applicants with evictions in the last 5 years or felonies in the last 10 years.
Q: Are pets allowed?
Yes, we allow up to three pets per home, with some restrictions. No aggressive dogs are permitted, and all dogs must be approved by the community. No outdoor cats.
Q: How long does the process take from “I’m interested” to move‑in?
For prepared buyers, it’s often just a few weeks from approval to keys. The biggest variable is how quickly you complete your lender documents and community screening. Our goal is to make each step clear so you always know what’s next.
